There are hardly any houses for sale, and the average sales price over the last month is $162,000! Is this area rebounding? Are the natives getting push out to Del Valle or something?

It's just spillover from Austin's citywide gentrification. You can have an undesirable area with terrible schools and it will still be inaccessible or hardly accessible to normal working people. The city has jumped the shark for the average person.

Dove Springs hasn't gone up in value. I've see transaction prices still in the high five figures/low six figures which is what they were ten years ago. Another place, along with a slew of commuter suburbs, that so far makes more sense to rent than buy.

Uh, there are many commuter suburbs that are seeing a surge in value, thank you.

Define "surge." Not sure it compares to the 50% rise in just the last 12-18 months around here...........

Please. Just bc values are not stratospherically rising doesn't mean there hasn't been a good bump in values. Definitely not the dreadful picture you painted with that statement. And of course there would be a huge bump if you paid beans back in the day and are now reaping the rewards. I doubt the people paying the prices today will see such increases. I know you have a love fest with all things central and feel good about being an urban pioneer, but please your advice about suburbs is a bit off base.

You must be talking about another decade. Sorry but it is the transaction prices as reported by redfin that have gone up. The floor was $200/sq. ft. a few years back and now it is $300. A 7,000 sq. ft. lot on Holly Street recently sold for $275k.

As far as Dove Springs is concerned the part of 78745 just west of it and IH-35 has seen much better appreciation.
