Okay, a friend of mine had a party in the Parmer area east of I-35 near the Dell Parmer South campus. It had been years since I had been in that area. It used to be a very bad part of town, but now it appears there are tons of new apartment complexes, new hotels, and lots of activity going on.

Could somebody please provide a status update on that area? Is it booming solely due to Dell and GM campuses right there? What are the schools like? I would never live there, but I'm curious.

I'm not sure how "tons of new apartment complexes, new hotels" makes an area nice or desirable.

I've lived in that area on and off for the last 15 years and I don't think it was ever considered a bad part of town in that time span. As for (what's left of) Dell and GM, I don't think it's had a significant impact on growth. I think it's more the result of the population boom and the inevitable urban sprawl that comes with it.

That area has the open land closest to Downtown without the stigma of Del Valle and SE Austin. It makes sense that it's booming.

The area seems okay just a bit industrial. I dont know anything about the schools but i do know that there's a charter school on Lamar close to Parmer and I believe there are a few other charter schools, I've passed by. There is a big HEB, CVS and Walgreens, loads and loads of restaurants, very close to China town and pretty close to a few shopping malls in Round Rock. Close to the Domain etc. Would totally consider living there if it were close to my office and I didnt have kids or perhaps could sort out the school issue

Depending on how far east from 35 down Parmer it may track to Connally HS, which isn't great. Shopping wise its all big box stores. The Walmart there is open 24x7. That's where the officer was killed in 2013. Parmer and Lamar is ranked as one of the top 5 worst intersections in Austin but will hopefully be rectified soon.

You're very close to 130 to fasttrack it to the airport. From the Parmer to 130 to airport is about $1.75 in tolls. Well worth it to catch a flight during rush hour.

See attached image. Parmer / I-35 is like 3 times the distance to downtown Austin as Del Valle. Both areas have ample amounts of open land

Default glass houses

North, Northeast and Southeast Austin all have stigmas. Crime is actually worse on the north side.
