I will be traveling to Austin next weekend and meeting with my realtor to try and secure a home.

We are pretty set om Leander and Georgetown but I am still going to look at Steiner and Lakeway, and Belterra down towards but dripping springs.

Ironically the schools in Georgetowns (liberty Hill district) are rated higher than Leander, but the district of Leander is rated much higher.

Any input on the schools and any other possible red flags to be aware of for these areas would be appreciated!

You'll want to research the "feeder" pattern of the schools. So, what elementary, middle, and high schools the home goes to. In newer areas, these feeder pattern patterns may change as the area grows. Someone else who is aware of the districts can chime in on best/worst feeder patterns.

Not familiar with Georgetown schools, but for Leander, I would rank the high schools from best to worst as Vandegrift, Cedar Park, Vista Ridge (basically a tie with Cedar Park), Leander, and Rouse. Glenn is a new school, so we'll have to see.

With that said, they are all really good schools. Vandegrift definitely stands out, but all of the other high schools are pretty equal and all still really good.

school district is irrelevant, you should look at specific schools. Also the numbers are based on how well they take standardized tests which may or may not be a proxy for a good education.

You have to make your decision based on the individual schools NOT the district. A lot of realtors like to mention the district's reputation (duping the out of town buyers) vs. the actual school that your kid(s) would attend. For example, one listing advertised "acclaimed Round Rock ISD" despite the individual middle and elementary schools ranking pretty low. If the elementary and middle are good, the high school wouldn't bother me too much. High school zones are much wider and as a result there is more diversity.

Thank you for the advice! After 3 days of checking out all the previous areas I feel enlightened. the whole Rancho Sienna/Bryson choices looked way better online. The only thing near Rancho Sienna is a small gas station....its literally in the middle of no where.

We looked in Leander, Georgetown, Steiner, Belterra and Circle C in the south and even out at Sweetwater near Bee Cave/Lakeway.

Houses are going for $50-100K over what they sold for 2 months ago. Its an absolute feeding frenzy that is feasting on out of state uninformed buyers.

We will be renting and will wait until this calms down. We are seeing the same thing here in Colorado and it is reminiscent of 2007 right before the crash.

Good choice in renting for a while.

It will slow down, but I don't think it will crash. It never really crashed here in 2007 either. I'm in Steiner, and my house is worth twice as much as it was when we bought it in 2005. Here is a brief Steiner market report from a local Realtor. Houses here in Steiner are selling for over asking price, and inventory is pretty much non-existent.

The growth is likely to continue, but I think you are wise to rent for now. Inventory is unusually low due to COVID and we're seeing even more multiple bid situations on the available properties that buyers are competing for. Once this pandemic is under control, we should see more inventory, but I think we will continue to see growth in people moving here.
