Hey y'all.

Kind of off-topic to core Austin group but since I live here I thought some old time Texans would be able to weigh in and provide some information. I have the opportunity to invest either in 5acre land either in Lampasas or Kerrville. Price wise both are very similar. Main criteria is to be close enough to HEB (15 minute drive) while still be able to enjoy country life with hill country views.

My wife and I really enjoyed our Kerrville/Ingram trip few months ago so I am leaning bit towards it. But the proximity of Lampasas to Austin is hard to beat. Theoretically which area would be better in terms of investment (not in terms of ROI but more as in safe, peaceful and close to basic amenities). Any thoughts, feedback or suggestions would be really appreciated !

Kerrville is closer to medical and is a very popular retirement area, I think. It is growing faster than Lampasas. It has some neat terrain, as well, but also some traffic/annoyances (it is much bigger than Lampasas). If I had to choose based on my own criteria, I would prefer Burnet or Lampasas over Kerrville, but have not looked at it in detail.

Might want to search the San Antonio forum. There's some good discussions about Kerrville there. Lampasas is in the Austin metro, no? At some point we'll be talking about Lampasas like we're talking about Cedar Park and Leander. For money purposes I'd go with Lampasas. But, that's just me. I believe Kerrville is SA metro.

I'm in north-north-north-Austin and Eve's Cafe on the square in Lampasas is 55 miles from here. I won't be alive when Lampasas is talked about like Cedar Park

There's people that drive that distance daily for work. I bet N4C would scoff at the idea of that being far. (I walked five minutes to my non- remote work today so any commute sucks...lol).

Truly, if you drive 183 to/from Lampasas during "rush hour(s)", you'll see lots more folks than a few years ago. UNfortunately, 183 is getting more traffic lights to go along with the increase in development.

I've only passed through but I've always thought Lampasas would be a cool place to live. I like all of those towns along 281. Takes me back to a good place in my life

Kerrville and the surrounding area are really nice. I prefer the topography there, but in all honesty haven't spent enough time in the Lampasas area to give it a fair shake.

You will have a lot more everyday conveniences right in town if you choose Kerrville. San Antonio is under an hour. Also have good medical facilities in Kerrville. Nothing wrong with Lampasas though. Most head to Killeen for the big store items. Really just comes down to personal preference.
