There's no question that a LOT of money has been spent in Buffalo, private and mostly government. Despite having the job openings, there hasn't been the influx of people to fill them. There's 80,000 college students. About 20,000 graduates every year. Why are they leaving after making Buffalo home for 4 years? If existing companies can't find employees, why would a new company set up shop, or and existing expand?

Sorry, not bashing. Just read this article.

If Buffalo is a Democrat-controlled city, THAT may be your reason.

I also took a look at recent home sales in my neighborhood - it looks like comparable homes to mine are listed at more than $100k over my taxable value, and several recent sales are going for 10 to 20% OVER listed price. Definitely a sellers market right now, but I don't plan on going anywhere anytime soon.
So, I guess this is correct: https://www.nar.realtor/research-and...-affordability

New study puts Buffalo among nation's most affordable housing markets(snippet): https://www.bizjournals.com/buffalo/..._news_headline

Actual study: https://www.propertyshark.com/Real-E...st-u-s-cities/

This is going to be similar for other Upstate NY cities/areas as well.

These studies are meaningless unless they include the total cost of homeownership which would also include taxes, insurance costs, utility taxes, mortgage taxes and others, which usually skyrocket in certain states

You could include pay along with those factors. That has to be considered and may actually still be to the area's advantage, in comparison.

A 4145 sq ft house in Buffalo for 250K? Where? I agree, what a meaningless article. 2240 sq ft here in Jax for 250k is doable and in a nice neighborhood to boot.

This is more likely in Buffalo and some suburbs as well.

That brings up another variable. Is it the city? Is it the metro? And in most metros there are some neighborhoods that are 2-3-10 X other neighborhoods.
