A friend of mine recently moved to San Francisco, planning to find a room-rent or share situation in the Richmond or Sunset areas. One "room" was over a store, where the bathroom was, no cooking facilities at all, separated from another "room" by only a curtain. For this they wanted $700. He finally found a room on Sloat for $600, shares bath with one person. Frustrated? Yes,we're frustrated.

I don't want it that bad. That's why I rent. If I lose my job, I'll be like the rest of the Californians with average incomes--I'll be moving out of state to somewhere more affordable. I will miss the weather, but mild weather isn't so great if you ahve to to live on the street.

It does vary... my brother manages units in Walnut Creek and a few in Pleasanton... he says the vacancy rate is very low in rents are ticking upwards. People that walked away from homes don't want to take their kids out of the school district and are willing to pay to keep them in the same schools.

Oakland had almost no vacancies back in the housing bubble... so many single family rentals were converted to owner occupancy that tenants had to really scramble or settle.

The pendulum has swung and now investors are snapping up property for cash and just looking for income to offset the carrying costs.

Also, those with housing assistance are finding they can upgrade by moving to the suburbs... the outlying area Housing Authorities are finding tremendous demand.

One woman I know rented a nice 1920's craftsman bungalow 3 bedroom 2 bath home in Oakland for $1500 with Section 8.... she moved to Antioch and is renting a 6 year old home with 4 bedrooms, 3 bath and a 3 car garage for $1900... the kicker is the amount for rent she pays remains the same... so lots of movement to the outlying areas for those with Section 8
