We drove out to Cainhoy a couple weeks ago and didn’t remember whether it was in the city of Charleston. It is. And it’s massive. Nine thousand homes are planned, and building and land-clearing (all pines) are going on all over it. And live oaks and palmettos, among other trees, are getting a foothold in the soil. The developers plan to make it somewhat self-containing so that the residents crowd the highways around it less.

Actually, it was Cain Bay that we drove out to. It’s not in the city of Charleston. But Cainhoy is, and it has 9,000 homes planned.
The Columbia metro area is experiencing steady growth. The numbers posted aren't really the best way to judge a city's growth.
In fact, when judging the entire MSA, I believe Columbia is actually ahead of Charleston in population.
The Columbia MSA has added about half the people that the Charleston-North Charleston MSA has added in the last couple of census estimates. Charleston County is about to catch Richland County in population. While city boundaries are arbitrary in SC, even a SC city’s population is bound to grow if the areas close to the core are growing. In Charleston’s case, there are large, far-flung areas inside the city limits that are adding lots of new homes, and other large, far-flung areas inside the city limits with thousands of new homes yet to be built.

I'm fine with that. From a jobs perspective, the average person pretty much has the same experiences; however, traffic isn't nearly as bad, the schools are the same, and the cost of living is lower in Columbia compared to Charleston. haha

The Cain Hoy development is being built-out by The Daniel Island Company and meant to be very similar in layout ... residential, corporate and retail 'downtown' ...lots of amenities and nature reserves ... just at a lower price point due to its distance from downtown. The land is part of the Guggenheim family holdings in Cain Hoy as was Daniel island.. is within the city limits ... and borders on the Cooper and Wando rivers.
As to the external infrastructure ... Clements Ferry Road is currently being expanded from 2 lanes to 4 lanes .... and the lower , middle and high school ( Phillip Simmons ) meant to serve the area have already been built.
