I think we feel larger because so many people working in Charleston commute in and out. And much of the Charleston area growth is in the outer communities were housing is either more affordable or newer. The anemic number might also reflect fewer families and more singles, retirees or visitors occupying much of the housing in city limits.
How do they distinguish if students are residents or not? Because there are probably 12-14,000 students living downtown between the five colleges and another 5-10k living in WA and various suburbs.
Im rather surprised that Charleston only grew by a thousand residents... sure doesn't feel like it ..
Summerville grew my 10,000 and those people may shop in Charleston and go to beaches in Charleston and work in Charleston so you'll see them in your area but they are all crammed down here in Summerville. lol

Im not surprised that Columbia .... lost population for the second straight year ...
It doesn't feel like it because Charleston is larger than it appears on paper. N Chas and Mount P take up a lot of space as well. Chas gained 14k since 2010 but N Chas has gained 13k.
Also remember Columbia is in the same boat, there's ~90k people in northern Columbia with a Columbia address but not in the city.

Summerville grew by 1300 folks in the period referred to in the study ... surely not 10,000.
Charleston gained 1,016 residents as Columbia lost 400 from July 2016 to July 2017, according to US Census numbers coming out today:
Charleston 134,875
Columbia 133,114

Add to Charleston's numbers ... about 15% of the residential housing in the region.. second homes and vacation rentals ...so an estimated 40 k additional folks at any point in time which adds to the population tho not counted by the census and no idea how this number is divided between the city and its suburbs.
Add apartments and homes but don't build the infrastructure to accommodate..
