I've been lurking around this very helpful forum for some time now and would love some suggestions. We've been in the Charlotte area for 2 years and are looking for our perfect homeplace.

Specifically, a neighborhood that is level, has a grid pattern, sidewalks, and a tree canopy is ideal. Also, we prefer staying inside the 485 loop.
We've looked at these fine places:
4th Ward, Dilworth, Elizabeth, Plaza Midwood, Noda, Beverly Woods. They look wonderful, but I think they might be a little out of our price range. Wilmore has potential, and I've spoken to some residents. They seem satisfied, yet wary. And they all have at least one dog. Bad allergies prevent pets for us, and dogs are strongly suggested right now. 5-10 years from now, I KNOW I'll be sorry.

Obviously good schools, low crime, friendly neighbors, lots of (small) kids - I have a preschooler - are a major plus. Hey, who doesn't want that, but I thought I'd throw it in anyway...

We'd like to keep the price around $250,000. Or less.

hmmmm... a level grid pattern? That's an unusual request, and not very common in Charlotte in your price range I'm afraid. As I'm sure you know, Charlotte is in the piedmont, which means we have varying degrees of elevation and some gently rolling hills. Is that a real deal breaker, no change in elevation?

Nope, not at all. I kinda thought that would be a strange request.
The nabes I mentioned seem to be flat-ish. And the newer developments have curving streets and cul-de-sacs, which are nice, but the straight streets of the older neighborhoods just seem more appealing. Not a deal breaker, though.

The real puzzle, to me, is the dogs. You want a dog-free neighborhood?

I think you misunderstood - there are family allergies, so they CAN'T have a dog. They are interested in Wilmore, but people there have told them you basically HAVE to have a dog if you live there (for protection), so they are looking elsewhere.

The bottom line is, in Charlotte the more desirable older neighborhoods with more of a "grid pattern" are not in your price range. And when they are, the school assignments aren't great.

So, for me to give you my best advice I need to know, what is your #1 priority in finding a home?

OK, thanks. I don't try to get involved with relocations in Charlotte, since I don't live in the city, but the way it was worded, I just had to ask.

What can you tell her about older desirable neighborhoods in Gastonia that might be on a grid pattern? Maybe that would interest her?

There are some lovely older homes on Garrison, east of the library, but she wants to be in Charlotte, so that doesn't really help with what she wants. I just read these threads to learn, but was confused about the dogs.

Oh dear, sorry for the confusing wording. Yes, allergies prevent us from owning pets.
As far as #1 priority, it would probably be price. Then safety. Schools might not be a problem if we can swing private tuition, or get lucky with a charter lottery.
The "level-grid pattern" neighborhoods seem so lovely - maybe because the houses and trees are older and charming. I knew it was a tall order but I thought I would give it a shot...
