Buying a new home in Indian Trail (new construction). We want to put irrigation in because the builder seeds with fescue. The builder said they would charge $3500 for three zones plus drip (including the extra water meter union county mandates). As much as I'd love to have it rolled into the mortgage this seems incredibly expensive to me. Builder noted that three zones only covers the front and sides.

The lot is 7320 square feet (perfect rectangle 60x122) the footprint of the house is basically 40x40 plus a 11x20 screen porch/patio.

I really would like to have the whole yard done (front, back, and sides, plus drip). Any irrigation people out there want to PM me a quote?

Anyone who's had a system put in please comment on the builders price and your outside experiences.

I believe that about $1k of that goes to the county who have really cracked down on irrigation with expensive permits. Have the builder itemize the costs and you can verify.

That seems very high. I had my system put in 4 1/2 yrs ago at the hight of the boom, when prices wre high on everything. I paid $3000 - 6 zones +1 drip zone for all beds. All rainbird heads along with a rain sensor and a great multi program controller(also a remote control). My lot is 80 ft wide by 200 ft deep. Get more quotes unless you want to roll the cost into the mortgage. Sounds like the builder is marking up the installer price to make some $$.
Also my Brother in law just had a system put in on a lot about the same size as yours and has 5 zones for $1650.

In 2004 I installed irrigation. I only have about 1/3 acre. The bill showed cost of $400 per zone back then. I used Legacy Landscape-Indian Trail. Call Shawn Crooks, owner 704-201-5958, he's as honest as you get. He has done alot of landscaping for me over the years and always does things the right way and if a problem he comes back and corrects or replaces plant/tree.

Please note - you now need to use a NC Licensed Irrigation Contractor - check out [url=http://www.nciclb.org]North Carolina Irrigation Contractors' Licensing Board[/url] for a listing of licensed contractors. PS - builders mark-up the price - dealing straight with a contractor will be significantly cheaper.

You should typically pay $500-600 per zone of irrigation. Call the county and check what they are charging for the extra water meter. That can easily be over $1000. You can hire someome direclty and save the 20% markup the builder has for handling it. But its probably worth the extra money for him to seemlessly handle the process for you.

In Meck County the Fees for the meter alone are $1200
