Hi bpoerio.. I sent you a DM. I have been posting about our problems with Ryan and didn't want to sound like a broken record for those of you already familiar with our saga.

They are building our new townhouse in Ayrsley. We do the walk through on Thursday and settle on Friday. They have been great to work with so far - they've been around for a while and are a national company - but on our end, everything has been great.

We're doing our final walkthrough for our Ryan home in Huntersville on Friday. Ryan homes themselves have been wonderful to work with. Very speedy process and all of our questions have been dealt with wonderfully. Wish I could say the same for NVR Mortgage, their mtg. company. My advice would be to build a house you can comfortably afford ignoring any incentives tied to NVR and avoid them altogether. We've had 4 months of constant chaos from them and would NEVER go through them again!

We had the same experience with NVR only difference is our problems extended to Ryan as well.

We had a good experience with Ryan Homes & NVR Mortgage. I'm not going to say there weren't problems with the building, but they were very responsive in fixing anything that came up.

I close on my Ryan townhouse tomorrow. I have no complaints. Did my walk through a couple days ago and had only very minor issues. Everyone I worked with was great. My project manager was great too. No complaints at all. I also used their mortgage company and I can't complain. They asked for a lot of documents but most companies do, especially in this economy. My calls were answered quickly. Maybe it depends on who you are working with. All in all I am very happy and can't wait to move in.

You could always do a look thru JD Power homebuilder's ratings - just Google them. They come out in the middle according to that... if that's any sort of gauge.

Friend of mine moved into a $300k new home of Ryan's about a year ago. Six months ago the brick facade around their front bay window was leaking, causing all kinds of mold, and then just fell off the front of the house. Just annecdotal, and they did take care of it, but kind of scary on a brand new home.

Have lived in a Ryan Home for the past 5 years. Have absolutely no complaints.

I think you will see positive/negatives for any home builder.

I have a client that is building with Ryan right now. They seem attentive. Like stated above the mortgage co seems a little annoying but over all so far so good.
