Just hope timing works out and we can stay til end of school year. But of course.. we can't find anything in Westmont where we are moving to! Come on people.. list your houses.

Arlington Hts inventory is somewhat low, depend of the price range of your house. We looked there and couldn't find anything that we like in our price range. But we were trying to stay below $200k.

This is the slowest time of the year to buy. Wait until the end of march/early april and the spring rush will kick in.

Nothing is slow right now. January sales were up 36% in the Chicago region from last year.

I agree, things certainly don't seem slow. Inventory does seem low; my parents are looking for a house and could move any time, yet there is nothing that they like for sale. They have literally seen every house in their price range and area. The last 3 sales I've done have had multiple offers, also.

OP, if you price your house appropriately (not 20% higher than recent comps, I mean) it will probably sell quickly. Homes that are over priced still are not selling, of course.

My realtor said that do to exceptionally warm winter in the Chicago area, buyers are out finding good winter deal. By the time you meet with your realtor and get everything set up, it will be March. This is a good time to prep the house for Spring Sales.

We are ready to buy right now and have caught up on all the inventory we would be interested in buying. I've noticed that some of the "eh" listings from winter have started going contingent and the good ones are going contingent in 1-4 days. We are looking in Park Ridge, Northbrook and Glenview under 575k. The past 7-10 days we have started to see better listings (fairly updated and clean and well priced), so that's encouraging!

Also, I want to add that buyers are out looking now because the rate is climbing back up and will keep going up as Summer rolling in. Additionally, FHA is changing some of their rules. One will kick in April 1st, while the rest will will kick in on June first. Rules like you must carry MRI for as long as you have the loan and MRI rate is also going up. So you can see that buyers who wish to use FHA will rush to find a house and close before the April 1st or the June 1st dateline.

Sales are up across the board as the market is starting to somewhat stabilize.

Most people that list their homes, do so in the spring, and most closings are around July-September. Many homeowners may pull their homes at the end of the year to wait until spring to to re-list, also many people that are ready to sell, are sitting them until then.
