I tried pulling up a map of the three locations you specified in your original post to try and find a center/happy point that would work and it was HARD!

The Lake County side of BG would check most of your boxes, with one very big exception. Commuting to Abbvie would not be too bad. I had many clients that I drove to see regularly in that area in Abbott Park and the area of Waukegan along RT 43 between 137 and 120. My wife worked in McGaw Park which is in the same area (she is from Zion and we spent a good deal of time in far NE IL and know the routes well). The commute from our house in BG was not bad at all for either of us. There is a reasonable surface road route if the tollway is a mess. As has been pointed out, BG would get you the best schools. There is a sizable Indian population and it is growing. Steveson's student population is now about 1/3 Asian.


Now for the bad news. I would have to go to St. Charles for a week or two off and on and that commute from BG was a nightmare - and that was in the summer. You really would not want to do it, especially in the winter. And traveling to Lisle 3-4 times a week would likewise drive you nuts.


You could find a house in Lake County BG for your budget in Strathmore (that is where the two houses posted are located), but as has been pointed out, they date from around 1970. Many have been updated, but those updated homes would normally be priced above 350K, except for some of the ranches. Due to the schools, real estate taxes are high everywhere in Lake County BG. Even Strathmore is around 10K (ranches a little less). But it is a very nice, well kept, family area. There are some nice townhouse communities like Cherbourg, but they are above your budget, add assessments to the cost, and RE taxes are still over 10K. But again, very nicely kept community.



But the drive to St. Charles and Lisle would not be a happy experience. You present a tough puzzle to solve, unless you don't mind being in traffic for long periods of time.

There’s actually a townhome complex in BG across Stevenson on Half Day, on Palazzo and Madeira, where I used to live. It’s called Tenerife, and houses are usually priced around 300K and are nice 3 bedroom houses. Check it out!
