Anyone has any experience? I have a tenant that just stopped paying rent as of Oct 1. What's the eviction process like and how long does it take?

Ummm the person is only a week or so late and you want to evict already? Why do you not just ask them when they will have the money and try to work something out with them? Is there some info you are leaving out?

It is going to cost you at least a $1000 to evict and a couple of months.

Agreed. If the situation is not able to be remedied, and you really need them out, be sure to consult or use an attorney that specializes in this . One wrong move on your part could jeopardize the eviction and/or cost you in terms of recovering any money . It's not really a DIY process..

Maybe he's just thinking ahead...

To the OP, I can tell you you'll have trouble evicting someone who only misses one or two rent payments. The laws in Chicago are very biased towards renters.

Default Eviction

Thanks for the response. Yes. I am def thinking ahead.

I checked the Chicago Residential Landlord Tenant Ordinance, but did not see anything that specifically speaks to evictions in a biased fashion towards renters. I also checked with a law firm and was told that its possible to start the process in as little as five days. Was I wrong to buy into that idea? Obviously no promises were made as to how long this will take.

Start now rather than later. If you wait then think how long it will take!

This is now the 2nd week of Oct. I would start the eviction process to if I hadn't been paid.

Have you contacted the tenant to see what's going on? It hasn't even been 2 weeks!

People have mortgages to pay too. They might be having a hard time, but the vast majority of private landlords don't just have money stashed away to pay someone elses bills! It's going to take a long time to get them out so you might as well start now. If they pay up completely then you can drop the case.
