Forgot to add we have been looking at a wide range of locations. Blue Ash, Loveland, Anderson Twp. area and then all the way out in New Richmond School district.
I just like the rolling land and open area of the New Richmond area. but that puts me at the edge of my commute time and maybe even more. I can go from the intersection of 10 mile(749) and 132 to my work in just less than 40 minutes.

Loveland looks nice there are some nice older subdivisions with about 100 x 100 lots and a home that will work for under 220k. Just not sure were people in loveland do their daily shopping for basics.

The Anderson and Blue Ash areas both are tighter neighborhoods but have nice shopping and sports centers nearby.

Also found some nice homes on the west side of cincy but as another poster said no real info on that area. onone really talks about it

I suspect many people on the west side of Loveland go to the Montgomery Rd, Fields Ertel area to such as Meijer, Sam's Club, Costco, etc. The east side of Montgomery Rd in that area is actually Loveland. More central to Loveland would be Loveland Madeira Rd going into town, but I have not been there for quite awhile so don't know what all has been built there - but there is a Kroger so I would expect Walgreen's and the rest of the similar stores.

Anderson and New Richmond would not be fun commutes for you. Loveland and especially Blue Ash wouldn't be so bad.

As for Loveland shopping, the wild mess at Fields Ertel Road has the most "stuff"; there are smaller shopping areas in Loveland and nearby in Montgomery.

Where were the houses you found on the west side?

West side? what I see as downtown Loveland. I would say Yes west of there. Some north and some south of the river.

Not sure which exit is #9, but if I were you, I'd keep on taking a hard look at Blue Ash.

This is what I was referring to. Where are these nice homes referenced here?

It's at Paddock, just south of Cross-County.

Wyoming would probably be the closest community matching your needs, but anywhere along the Cross-County Highway or up I-75 (up to West Chester) is worth looking at.

Blue Ash for the combination of housing prices that fit your budget, schools, gun club and churches.

How about somewhere in Boone County, KY, like Union?

The commute is right around 30 minutes, which is close to the same as it would be from the Loveland/Milford area.
http://www.mapquest.com/#ca20c69d6eb70b1d3c2daa8d

A lot of good properties for your interests are located there. It's typical Ryan/Drees Homes suburbia, more rolling hills, and the schools are excellent (Larry A. Ryle HS was ranked among the top 10 in KY by US News and World Report: http://www.usnews.com/education/best...hools/kentucky).

Also puts you within minutes of the nationally known Florence Mall and its water tower (Florence, Y'All!)
https://maps.google.com/maps?ie=UTF-...d=0CJMBEPwSMAA

Here's a couple examples. There is a lot out there:
10062 Hempsteade Dr, Union, KY 41091 - Zillow
9013 Richmond Rd, Union, KY 41091 - Zillow
11000 Union Bluffs Dr, Union, KY 41091 - Zillow

I'm assuming its KY location would mean gun culture is slightly stronger too. Good luck!
