My opinion? I think DC's waterfront plans are great. I don't think it will ever be able to compete with Baltimore's though. Baltimore has the history that DC will never have. Instead DC should focus on creating an interesting area along the river and leave it at that.

I think casinos at National Harbor will draw the wrong element. PG County has enough problems without trying to look like skankfest Atlantic City.

I guess I would go with the Yards one. It makes more sense since it's next to the Navy Yard.

I've mentioned before how I've heard about the infamous O street of yesteryear. It sounded sleazy but kinda fun. I suppose the old timers will have a fit when they find out about these plans. I'm for making that part of town more lively. Right now it still has a weird ghost town feel at night when there isn't a ball game going on. They really need some restaurants and nightlife in that area. The new Safeway was a good start for the Waterfront area but now the Navy Yard needs something.

SW Waterfront has more potential in my opinion, my biggest complaint is the design. Why must the buildings in all of these developments in DC be so horribly designed?

In this area I think Baltimore is ahead and will remain so for the foreseeable future. DC is definitely closing the gap, but I'm not sure if it can quite get up to the level of Baltimore.

Baltimore's inner harbor is just so lively with tons of restaurants and bars, some of which have live music. It will take a long time for DC to match that. The Georgetown waterfront is okay, but quite small...it is really only like three restaurants and is kind of seperated from the rest of Georgetown. The waterfront near Nats Park still doesn't have much going on, although earlier this year I checked out the park and it was really nice. I haven't been to National Harbor yet...heard mixed reviews. So while DC is definitely improving, it is kind of hampered by the fact that it is so split up.

I disagree with the casino statement. I think one or two large casinos would be great and draw a mature crowd maybe a decent nightclub or two. Crime will come with any casino (or bar or club or anywhere that serves alcohol) but it would not be that bad with proper policing, and I mean honestly, why else would I drive past Alexandria to go to National Harbor right now? It's another nice place but with a casino it would be a destination for sure.
