At the census block group level in South Orange, this area is 74% Black and has a median household income of $87,019(2010-2014 info): https://www.google.com/maps/@40.7453...7i13312!8i6656

This adjacent block group in the same census tract(about 42% Black) is 51% Black and has/had a median household income of $140,341(2010-2014 info): https://www.google.com/maps/@40.7464...7i13312!8i6656

That area is just north of Seton Hall University.

Another area that may work is the northern end of Baldwin NY/South Hempstead(both are CDP's). It covers Census Tract 412900, which has about 5900 people and is primarily in the solid/good Baldwin SD(46% Black student enrollment for the whole district and its HS(48.8% Black)had a 90% grad rate in 2015, which is usual for the district/HS according to NYSED School Report Card info). Its median household income is $97,849 and is 63.7% Black(2010-2014 info). This is a street view of a business district in that area, which actually has a nightlife spot, barbershop, a couple of restaurants, etc., but could be even better from the looks of things and there is more further north: https://www.google.com/maps/@40.6780...7i13312!8i6656

Baldwin's overall Black median household income is $104,561, which is the highest of all groups in the diverse suburban community and the community as a whole is 32% Black.

That area is near the northern end of Freeport, which is 59% Black and has a median household income of $88,000(6100 people in the area/census tract). Parts of this area is in the Baldwin SD, as well as Freeport and Roosevelt Schools, which aren't as highly regarded. Parts of Freeport in the Baldwin SD tend to be predominately Black and are middle class as well. In fact, there is a census block group in this census tract that is 69% Black and has a median household income of $141,364 that is primarily in the Baldwin SD.

I live in Baldwin and can vouch for it! It gets a bad reputation by some on CD because there are a lot of black people, but it is a great place to live.

All of Baldwin, including the harbor, has a large black presence now so I would apply everything you said to the whole hamlet.

You could have picked a more flattering street view though, haha. Like Merrick Road right to the East of Grand Ave. There are two bars, some nice restaurants, a supermarket, a thrift shop, and much more. And by the train station there are two more bars.

If you have any questions in particular about Baldwin, I would love to answer them.

I was waiting for you to comment, as I remembered that you are from there.

I was trying to get a street view within that census tract and had some walkability, which also includes the hamlet of South Hempstead. I think having a walkable business district with some range of businesses helps separate an area like this from typical middle class suburban areas that are predominately Black.

Of all of these places(including Fayetteville) in the Atlanta area, which of these places have a legitimate business district or are they areas with the usual big box shopping?

West End, Edgewood, and East Atlanta Village are in the city of Atlanta and they do. Most of the others are suburbs with their own traditional downtowns.

In terms of an urban area, this area of the Livernois Avenue Business District is next to the University District, Sherwood Forest and near Palmer Woods in the northern portion of the city: https://www.google.com/maps/@42.4321...8i6656!6m1!1e1

https://www.google.com/maps/@42.4349...8i6656!6m1!1e1

I believe that the census tract that Sherwood Forest/Palmer Woods is in, may be the only area of the city with a 6 figure median household income(census tract 538200 is about 83% Black and has a median household income of $103,587). There are a couple of census tracts west of that area of Livernois that are lower middle class in terms of median household income. Between the connecting middle class tracts in that area, there are about 16,000 people and is roughly about 90% Black according to 2010-2014 info.

Residential in that area: https://www.google.com/maps/@42.4389...8i6656!6m1!1e1

https://www.google.com/maps/@42.4261...8i6656!6m1!1e1

The last 2 are in the lower middle class tracts in that area.

There's also the Rosedale Park/North Rosedale Park/Grandmont-Rosedale area of the city that has about 4 continuous middle class census tracts with a total of about 11,000 people and roughly 93% Black. Grand River Avenue is the business district in that area: https://www.google.com/maps/@42.4010...8i6656!6m1!1e1

Thanks for reppin' the D. The "Avenue of Fashion" commercial district on Livernois is slowly becoming a lively spot with restaurants, bakeries, and art galleries. There is a new restaurant opening up every 3 months or so. And the housing in the surrounding area is not particularly urban, but it's special!
