was curious, as I been looking at some homes in Divide, and seems like there are many homes up there for sale? was wondering why.....thanks

It's beautiful there, but not really commutable to anything but Woodland Park, and Cripple Creek I suppose.

Could be that whatever they call "Divide" covers a large area.

That is my guess anyway.

Lots of log homes, cedar home types of Cabin looking homes, not many with garages, I thought maybe due to wildfire threats...like in the mountain division's in Boise Idaho....

It could be that what happened in Black Forest creeped everybody out. I don't know, but it would be interesting to know.

I suspect, having lived in Divide for 40 years, that this may be an annual thing. Or semi-annual. Come Memorial Day, lots of people come up the pass through Woodland Park and Divide on their way to Eleven Mile, Spinney Mountain, Tarryall and other reservoirs for camping and outdoor activites over the holiday weekend. They fall in love with the area, the mountains, the views, the forest, the wildlife, all of it and can't wait to move there. Same with lots of out of state visitors who come up there in summer. They fall in love with the area, and decide to relocate. The live there through the summer and fall, but come winter, it's a whole 'nother animal.

It's not that easy to get a job, and the ones they can get are in the Springs.They didn't realize the commute down the pass to COS would be snowy and maybe a little scary compared to what they were used to. They didn't like the snow on the ground from late September through May. Daycare is in Woodland Park, and it's expensive. It's a PITA to drive into Woodland if your child gets sick at school. They can't grow a garden, it's chilly in summer, it rains almost every afternoon and the summer is very short. Winters are long. Trees don't bloom until mid-May and lose their leaves in late September. Kids get on the schoolbus in the dark and don't get home until 5:00 p.m., and a whole host of things they didn't anticipate. They make it through another year, but by the next Spring, the houses are on the market and they're moving down to the Springs or back where they came from. You really have to want to live in Divide, and you have to be realistic that you won't be getting Pizza delivery, you'll drive to get your mail. The nearest anything is probably 10 - 15 minutes away. If you're anything close to a city slicker, Divide won't work for you....

Well said...and true!

You forgot the mudslides and road closures along 24 if have to commute to the Springs.
