I am looking at a house on sale on Mountain Rd in West Hartford. It is close to Bishop center and route 44. And it is on the west side of Mountain Rd.

Is being on the Mountain Rd, which is a major rd in W. Hartford, a concern to resell it? Will that affect its value? Is that a safe and nice area?

I am new to this area. I appreciate your help.

My understanding is that Mountain Road is one of the nicest areas in West Hartford. The streets off of it have some of the towns most desirable and expensive homes. Being directly on Mountain Road is like buying a home on any busy street. It will always be more difficult to sell and sell at a lower price than a comparable home on a side street in the same neighborhood. JMHO Jay

Default West Hartford Taxes??

In the past few weeks, I have reviewed the listings in West Hartford. Have you looked at the estimated taxes? There is a house for sale at $246,900. and the estimated taxes are $7,000. There is another house, priced less than that and the estimated taxes are $4,000. This may not be an issue for you, but I am curious about what is going on with real estate taxes in Connecticut. I have seen other posts which made reference to out of control taxes.

Expect property taxes in Hartford to be about 2% of the sale price per annum. In West Hartford, it's closer to 3%.

This is an approximate calculation, but gives you a rough idea.

Those taxes seem very high. My townhouse has A market value of 170K - And I pay $2000 a year in the town of Vernon.

West Hartford taxes are known to be on the high side. The town provides a lot of amenities and the schools are excellent, all of which costs money. On top of that, commercial development has been stagnant, so taxes reflect that. The Blue Back Square project was approved primarily because it would help bring some much needed tax base into the town.

The amount of taxes sometimes do not make sense, but there usually is a logic behind it. The house with the higher taxes may be bigger and have more property so it is taxed higher, but is located on a busier street which would be less desireable when selling. Just a thought. Jay

Do you happen to have a street address for the property with taxes of $7,000? I would like to check it against our MLS which receives a tax record interface from each tax jurisdiction.

Default W Hartford Tax in the next 5 years

I called the assessor in W Hartford. She explained to me how the property tax is going to change in the next 5 years.

For example, your assessment on 10/1/2005 is 200k, the new assessment on 10/1/2006 is 350k. Then next year, your tax will be based on 200*1.25=250k, then times the new mill rate, which is about 36 per thousand. Then in the following four years (year 2-5), each year, your tax will be based on 250k+(350-250)/4*n, n=1 to 4, then times future mill rate.

This is called a five year phase in.

I have got the mls- MLS#G461088. taxes are high probably because of high square footage, the house is on darthmouth rd- off of trout brook (light industry rd).

I've found it. Here's the breakout from our MLS:

$24,500 Assd Land Value
$55,440 Assd Bldg Value
$79,940 Assd Total Value

Taxes for 2006 are $3,174 ($1587 due on 07/01/2006 and 01/01/2007)
