Just giving it a quick look looks like the only hard set rules are about the flood-plain and wetlands there, seems interesting. Is the project already built? How did it turn out? Seems very interesting.

CT has a distinct vernacular which I hope is left in place. But as mentioned above the social engineers would love to make their changes. Reminds me of the Taliban destroying 2 2000 year old statues because it did not fill their idea of the way the world should be.

I live in Trumbull and about 15 years ago someone wanted to put up hundreds of condos in Nichols. I helped fight the developer and we stopped it and I don't even live in Nichols. If we did not fight it I bet the town would have let it go through. To put up hundreds of condos in a historic area is INSANE.

Now we have hundreds of apartments coming south of the Parkway thanks to a zone change by the zoning board.

Are you talking about the apartments at the Trumbull Shopping Park?? I grew up in Trumbull, lived there till my 30's... I thought that redesign plan for a dying mall was clever.. What's wrong with it? The dead mall in downtown New Haven was successfully transitioned to apartments..malls all across the country are switching to mixed use to keep from dying..

I have no problem with the mall apartments because they are in a commercial zone. I think the mall apartments are a good idea.

There are three or four more apartment complexes coming south of the Parkway all over the place (besides the mall apartments) and that was where the zoning changes are. Everything below the parkway will eventually be commercial business and apartments buildings. I am originally from Stamford and I can remember a time when I had relatives living in residential houses along Summer and Bedford Street. That is no longer the case and now it is all commercial. The same thing will happen south of the Parkway in Trumbull.

Part of me will miss the old Trumbull but part of me knows that this will indeed help the housing disparities in Fairfield County by letting lower income individuals (but not necessarily poor) into the town that could not afford to buy a house here.

Manchester adopted form based for Broad st but nothing has been built under the rules yet.

Do you know where below the parkway ? I’m serious almost every lot has a house on it, even with zoning switch .. I think I read the max is MF 4 unit per acre.. I’m not seeing big tracts that could turn into a big complexes .. and to buy up each home at mid $400k range per house to renovate into 4 rental units .. not sure how quick those would turn over ..

I think that CTartist is referring to these. I think there is another one approved on an undeveloped site but I could not find an article on it. Jay

Thanks Jay Article says rents expected to be 1600-2000 for 1and 2 br units ... Affordable by Trumbull standards, but still steap for a lot of people.

Normally if the complex has affordable units in them, those are not advertised for rent. I am not sure how those are rented. Jay
