moving to dallas asap (Tyler, McKinney: for sale, homes, live)

i am looking for as place north or north east of dallas .
parameters:
1) not more than 25 to 35 miles from LBJ and North Tollway - commute time is a factor here.
2) 5 +acres and would need tp be zoned for llamas, alpacas and poultry.
3) wooded, treed area
4) not right next to a major thoroughfare - don't need wandering birds getting hit by speeders.
most of the rest is open to discussion.

Everywhere within that commute length is suburban/residential cities that do not allow livestock. You'd need to be able to drive at least an hour away to get a lot that large and that allows livestock.

What is your budget, btw...?

Wouldn't the area between Farmersville and Greenville fit the parameters? He said between 25-35 *miles* not minutes from LBJ & tollway. Still lots of farms and ranches up that way.

Whats your price? 5+ acres close to Dallas will cost a pretty penny.
Parker/Lucas area would be worth a look.

It's a little farther out (about 40 miles) but around Van Alstyne is a nice area that still has reasonably priced homes/acreages. It's a little hilly on both the east and west side, with the east side having more trees. There are quite a few properties for sale in that area right now. Blue Ridge is about the same distance and is more rural than Van Alstyne.

If you go due North, you will not find trees. Flat, former cotton fields/farmland, yes, but not trees. For those, you will need to go East, but quite a bit further. The commute time will get pretty bad. I cannot imagine driving from Rockwall to 635/Tollway each day...

Be careful about putting your animals in a "growing" area that will eventually become a suburb. The traffic you mentioned is one reason, but also because as the suburb grows, people move near you and will complain about "the smell, the noise, the flies, etc." and the city will zone your farm out of existence. :-( I have seen it happen...

someone asked the proce range we're looking in.
base upon what we can get for our place here in arkansas, we should be able to max out at sround 500,000 or a little more.
on the internet, we've seen properties around lucas, wylie, sunnyvale, sachsee, rowlett,aubrey, argyle, mckinney,cross roads, oak point, lavon, north richland hills, little elm, princeton, copper canyon, denton, forney, shady shores, bartonville, roanoke, cedar hill, and lancaster that MIGHT fit the bill.
of course the realty pages tell nothing of the zoning or surrounding development.
would need the help of a realtor with that and need to visit.

Aubrey, Argyle and Copper Canyon should stay pretty rural. I'd look there first. Sunnyvale is also great, but the commute will be quite long.

Wylie, Sachse, Rowlett, McKinney, NRH, Little Elm are well on their way to becoming totally developed suburbs, and I wouldn't recommend them for someone with animals.

Lucas used to have wacky zoning laws that required all outbuildings, including barns, to be exterior finished with the same materials as the house. We didn't want to have a brick barn in Texas (AKA an oven in the summer), so we quit looking in Lucas. I don't know if they changed that rule or not.

I honestly have no idea where Cross Roads and Oak Point are.

I would not recommend Princeton or Lavon. Do a search here...

The farther west you go the drier and less humid the climate. For grazing animals, and virtually all animals, this is better. Your llamas and pyrenees will have fewer health issues and just generally do better. I might be interested in hauling the dogs, llamas, etc. for you. I can be reached at dkranch54@hughes.net
