Like many places and suburbs here, I already know that no one town is going to be 100% perfect. Just trying to get a better idea of this area.

My husband and I are looking to purchase a home (which many know based on our prior posts) and are entertaining the idea of Mesquite.

Background info:
1. We are pre-approved for $175k, however we are looking to spend $130k max to be sure we are not over extending ourselves.
2. We've already looked at Forney and it is still a contender,as well as a few other areas. I'm only looking for info regarding Mesquite at this time.
3. If you aren't familiar with where the "good", low- crime areas are, can you state what areas to avoid?
4. Commute time has already been figured out from several spots in the area, so that is not a concern. Neither are schools as we do not have kids.

in DFW, new and good tend to be synonyms, so that would mean the East/southeast side that feeds John Horn and is closer to Forney. I know a few people that live over there. Typical middle-class(not upper middle-class) DFW burb, but seems like its attracting lots more African-american families than places like Forney or Rockwall. I know a few people that have moved there, and it seems to be the Cedar Hill or DeSoto for east Dallas and Pleasant Grove folks. Interesting to me because I grew up competing against and with many kids from Mesquite as well as in high school and its like a completely different place than it was 20 years ago. Seems like the incomes have gone up a lot, while it is also much more diverse.

I think most people try to buy in the Poteet High School attendance zone. I think it's on the north side of town.

The Poteet area is bounded by I-30 to the north, US Highway 80 to the south, I-635 to the west, and the Mesquite/Sunnyvale border to the east.

This. Horne HS area is ok, but a lot more diverse. It's also further away from good shopping and restaurants.

I grew up in Mesquite but all of my family moved away in the 1990s. Yes, the demographics have totally changed.

75181 (Southeast Mesquite) has the highest median household income among Mesquite zip codes at $67,806. 75149 & 75150 are at $48,245 and $46,470, while 75180 is down at $37,208.

I lived in Mesquite for a number of years and still go there often. I also prefer the Poteet High School area, even though the median incomes in South Mesquite might be higher. There is a beautiful neighborhood just south of I-30 between Galloway to the west and Northwest Drive to the east that has some fine custom homes in your price range. Most are 25-30 years old but they've aged well.

What do you guys think about the area near Samuell Park on 80? Im coming across many listings in that area and Im not quite sure how that area is...

That's close to "Creek Crossing." See the earlier comments about Horne HS attendance area.

Actually that area is the Samuell farm area and if feeds into Mesquite High. The nicest area's in Mesquite is the area around Horn High School, some subdivisions feeding into Poteet High and the Samuell Farms area.

In my opinion the two best schools in Mesquite are Poteet and Horn. I live in Horn district but would say Poteet top 10% students are better than Horns. I would give Horn the nod in overall performance. I believe this to be true due to Poteet having alot of apartments feeding it's enrollment while Horn has zero apartments. The Falcons Liar subdivision is the overall best area in Mesquite.
