Very fair. I wasn't necessarily calling you out but multiple people who argue DFW is expensive.

The tax on dividends and interest is gone by 2022 and the rate drops each year until then. If you are claiming tax if 3 % of your dividends and interest offset ant tax savings on property in Tennessee you are off there too. You either have huge dividends income or a small property tax wise. Don't cherry pick statistics then make incorrect general claims. Did you know the so called hall tax on dividends is already hall phased out by now and ignore the passed legislature that eliminates it?

Call Nashville what you want but it's a fast growing divisive economic city popular with younger workers.

It is an attractive alternative despite the spewing claims s by other here that mislead.

Except it lacks the jobs that DFW has and many of the other offerings DFW has because it is 1/4 the size. If you want to stretch it further it is half the size. In fact indeed.com has 66,000 jobs available in DFW while only 25,000 in Nashville. Slightly above 1/4 of the amount.

I won't pretend NYC and DFW are a perfect comparison as they are not. DFW isn't close to the same size and doesn't offer the same things NYC, LA, etc offer.

Is Nashville an alternative place for a person to live? Absolutely, but you can keep fooling yourself by acting like a place 1/4 to 1/2 the size of another is an apples for apples comparison. There are hundreds of alternative cities for people to choose from but each has more or less than what DFW has to offer due to size differences.

I don’t know what you call huge dividends, but they are my primary source of income. I didn’t make a general claim. I simply said I used an online calculator and for me it’s how it came out. You made the at least partially false statement there is no income tax. I made no claim to know it all about the situation. This thread was started by someone asking about the Dallas area. She wants to move here to be near children. This whole conversation about Nashville is just cluttering up the thread.
