At that price point, you need a fireplace. You may want to consider adding a fireplace to a formal living room instead of the family room if you would rather have that space for a tv. We use the one in our formal a lot more than we do in the family room because that's where we setup our Christmas tree every year and the wife likes to sit in there in the mornings and drink her coffee, so in the winter she turns it on quite often.


At any rate previous posters are correct... you need one somewhere, if not for the fireplace itself, then for the mantle and hanging stockings for Christmas. There would be a lot of buyers who would pass on your house if they couldn't do that when you try to sell.

I have it in my old and new house both, I have used it probably once over these years but I would still want to have it when I am making a purchase because I know most of the houses has it (regardless of price once you go above >500K) and its a "thing" for lot of folks.

Maybe a workaround is to see if you can talk to your wife about putting in a nice thin modern electric fireplace with Crystals. It looks modern and I have seen it in many >$2M houses lately.

Many people used the gas fire places to stay warm when they lost power during the ice storms.

I would expect it. A lot of homes at that price point have built-ins around the fireplace and have the TV built in to the side of the fireplace.

If you don't intend to use it, its not a problem. We use ours and it came in handy during recent winters when we had power outages. I would rather have one than not.

We use ours for fun regularly in the winter. Judging by everyone's wood pile and the smoke, so do my neighbors. They are generally for decorative purposes - you have to buy a fireback to splay the heat back into your living space, but a fireback doesn't cost that much, and they work ok.

I would say at that price point there's an architectural piece as well. A TV just isn't pleasing to look at unless it's on. The fireplace is more than just the hole in the wall. It's the surround, the mantle, the hearth and potentially the wall area above mantel.

I have gas fireplace and it is used just about every day in the winter. I can't imagine having a home without one (unless I lived in Fl or CA)
