Hello,

I moved to Denver in August 2011 and am looking to buy a townhome in Southeast Denver. It falls in the Cherry Creek 5 school district. It is very close to the Cherry Creek Country Club.

I have driven around this neighborhood a couple of times and it seems like a good neighborhood. I also looked up the neighborhood on the web and read good things about it. However, I have 2 main concerns and need some advice. This is my first time buying a home so any opinions, feedback and advice can help me make my decision.

1) There is a wood chipping business across the street that I can see from the backyard. I can fix the eyesore by planting some trees. My concern is the noise. The 2 times that I drove by the business, there was no noise and no machinery going. But that could be a coincidence. The seller's broker told us that the business will eventually go and new residences will be built on that land. She doesnt know when though. She also said that the business does not create any noise but is an eyesore. The townhome has been on the market for 200+ days. Could that be the only reason why no one has bought it?

2) I work in Golden. The commute time (based on Google maps) is 30 minutes. I know I will not face rush hour problem in the morning since I leave pretty early. I am concerned about the rush hour traffic in the evening. Are there alternate routes that would let me avoid taking I 25 South on the way back?

Would you recommend me not buying the home for any of the aforementioned reasons? I am here to hear all to make a sound decision.

If it is
2287 S Yosemite Circle
Denver, CO 80231 (which is not actually in Denver, but in unincorporated Arapahoe County)

Don't do it.

That wood chip business has been there for 30+ years. What makes you think it is going away anytime soon?
Do you think the real estate is improving so quickly that a developer will build houses on it soon?
Also, that land is in unincorporated Arapahoe County. One of the most dangerous things you can do in Colorado is buy next to undeveloped land as you never know (especially with counties) what will appear there.

The price trend chart on Zillow is not encouraging.
2299 recently sold for $160K and is 100 sqft larger.

I used to live at 1558 South Syracuse and I like the area in general.

Great neighborhood, but maybe not the best neighbor. Also, as 2b asks, why live so far away from work? That drive would make me crazy.

I love the neighborhood and the home. It has a loft, a fireplace and a 2 car garage. Everything I am looking for in the price range.

I found 14 in Jeffco, all with two spaces, a fireplace and a loft from $80,000 to $500,000.

Southeast Denver is a good location for commuting to DTC, Aurora, and even downtown is doable. But Golden is way too far to do that every day IMO.
