I am going to be going out with a realtor shortly to look at properties in/around Denver/Boulder area.

My #1 request is no HOA.

Am I going to find anything?

Are there are any areas that have no HOAs or is it just hit/miss within a town?

I work from home so I am not concerned with commuting.

My #1 concern is no HOA.

I have medium/large dog with a loud bark and plan on getting a large dog with a big bark. Everytime the mailman shows and they bark I don't want to be fined.

Check Lakewood, Evergreen, etc. Older places, lower chance of HOA/covenants.

Also, be wary of breed bans. There are plenty in the area, and they're city ordinances. And nothing says cities don't have noise ordinances against loud dogs(noise pollution), either.

HOA's would not enforce excessive dog barking (unless in a condo or townhome,) the county would.

There are many areas around the metro area that have no HOAs. In general, you will need to look at older homes in smaller developments. Towns like Broomfield, Louisville, Lafayette, Westminster, Longmont, Arvada are good candidates.

If you want a headstart on the agent, go to COhomefinder | Colorado's most popular real estate website select "More Search Options", under "HOA Fees" enter 0 to 0. The listings will show "HOA Fees = None Listed"

Older areas. There are some older parts of Littleton and Centennial that don't have HOAs. Also check out the area near downtown Arvada.

I agree with the advise about enforcement other than HOAs. Both cities and counties have noise and nuisance ordinances. When your neighbors start complaining about two large dogs barking (and why wouldn't they?), then you will have to deal with a city/ county inspector. They have a lot more teeth than an HOA does; they can take you to court and impose heavy fines.

Actually my HOA does in addition to the city. They warn first, but if it's not corrected, homeowners will get a series of escalating fines until it is.
