The problem is investors. An affordable $183,000 house in a semi normal neighborhood. Flipping it for $300,000. Actually it was $309k, took them 4 days to realize that wasn't going to fly. LOL. It will be interesting to see how long before anyone bites….. the neighborhood doesn't support that value but it appears to be in transition. Don't get me wrong the neighborhood has awesome potential with the rail, new hospital, and Federal Center but 300k….. there….seriously????

I love the kitchen. I don't love the sad sack houses around it.

No toilets on the lawn though so that is a positive…. I guess.

BTW what is wrong with Lakewood?? It seems like it goes street by street, good vs. bad. Where are the normal neighborhoods (not just one or two houses on the street) where people care enough to pick up their crap and yard?

And, the lowest priced house in Berkeley is $300K. Maybe toilets are a "good thing".

Colorado Springs is significantly cheaper. For 230k I was able to buy a beautiful house in a great neighborhood. 2500+ sqft. Note, prices have gone up since then, so have interest rates, but that was about 18 months ago.

The low interest rates and low tax rates in Colorado mean you're unlikely to be able to afford more Coloraod house in the future than today. Even if wages go up, the monthly payments have been set very low. Note: Don't accept adjustable rate mortgages. I can tell you, the adjustment is UP.

It is brutal right now. Our top price is shy of $200k and we are constantly being outbid. If you have cash, and are willing to go 10% - 15% over asking, you've got a shot.

Hate to be discouraging, but this REALLY is a seller's market. The fix n' flippers are grabbing up houses, putting in a new kitchen and bathroom (often quite sloppy) and demanding 100% what they paid when they picked up the house. Occasionally a little more work gets done (paint, or if you're lucky windows or water heater) but even then these places are going for insane prices in "depressed" neighborhoods.

Drive till you qualify...that's almost all we have left. That, or luck.

We're all over the map. East Colfax, Park Hill, Villa Park, Barnum, Englewood...we've even kept an eye on east Lakewood and Aurora near Fitzsimmons. Put in several offers...all over asking or escalating, but consistently getting beat out by offers that we would not make (i.e., we just don't believe the houses are worth that much.)

It's all well and good that this may not formally be a "bubble", but should inventory increase, I question whether these homes will retain their bought value in 7 to 10 years time. We may be looking more for a (starter) home than an investment, but we certainly don't want to buy high and sell low when (and if) we decide to move later on.
