There is more potential for self sufficiency on acreage compared to tiny sqft.
Just noticed that someone bought two adjoining 6,250 sq/ft lots on the 1000 S block of Gilpin to build a single house. They paid $630,000 and $680,000 for the houses (which were scraped) so $1,310,000 for 12,500 sq/ft of land. I'm excited to see what the house looks like.

Have you looked at Foreclosures? I know that our house is appraised at $217,500 but in this market will sell for about $250,000. It's a 3bed, 3 bath corner lot with a 2 car garage and a finished basement. About 2,500 square feet. It's located in Westminster. We'll end up paying close to $500,000 after the 30 year mortgage. You're not going to find much different in the area. The whole legalization of pot thing has put our housing market in overdrive.

So very sorry about that - this trend is not backing down.

Thanks... I needed a good laugh today.
Unless you have someone with a cash offer, no bank is going to finance 250K for a house that appraises at 217. Also, I got a great chuckle out of the pot legalization as the reason behind a strong market.
