Stapleton is great and at your price point you can afford an Urban Estate Home or one of the homes on a pocket park. Stapleton is great for transplants too- very friendly as everyone there is "new" to the community. It is an easy commute to Broomfield as well. YOu also may wish to check out Bradburn, another new urbanist community. There is someone on this forum who lives there that can shed some light on it. good luck!

Regarding Boulder- you'll find you may not get what you want for the money there. The housing market is still going strong in that area.

I don't think there are a lot of houses in Rock Creek in the OP's price range. You might look at Niwot. It's not too far from Broomfield, has a lot of larger, pricier houses. Boulder is nice; some of the people are a little crazy, but that sort of adds to the charm. Don't worry about the school districts.
Both Boulder Valley and St. Vrain are good districts. BV covers southern Boulder County and western Broomfield CO. St. Vrain is northern Boulder Co.

Depending on how far from office you would like to live and what other interests you have, would probably determine more specifically where you would like to look more closely to. Broomfield has many great areas, so a bit older and some newer, specifically Broadlands to name one. It is a golf course community with it's own community pools (one indoor - lap pool) and one out door, club house etc. It has bike/walking paths. Many homes you get a mountain view and/or golfcourse view. There are many beautiful newer homes and new amenities around, including newer schools as well. If you check out their school stats they should be up there. This is just one of the neighborhoods in Broomfield, they are developing more in parts of Broomfield and surrounding areas. Broomfield as well as Westminster have some great newer rec. centers close by too. Superior is nice too, however just read somewhere that they have some issues with expanding soil.

Bentonite is a concern in many areas here. I checked with Brian, he used to do constuction, about more specifics. There are even older posts in this forum that refer to the issue so you could do a search for bentonite or expansive soil. It is very house specific though too. One house may have it the next may not. For example areas of Highlands Ranch (south of Denver) the builder neutralized the soil and over excavated and mixed soils in order to not have problems. Bentonite runs in bands through the ground (like veins or arteries). Proper drainage away from the home is very important too. E.g. when you drive on the road here in the area and suddenly run over a hump - that could be a bentonite band.

I have an interesting place you may want to check out. It's called Prospect and is just south of Longmont on Hwy 287. It's a bit like Stapleton but not so big or crowded. Longmont is Boulder county yet not so "left" as boulder itself. Boulder is only about a 20-30min drive down the diagonal though. Also Broomfield is about the same distance depending on where you work down hwy 287.The houses fit your budget and the lifestyle there is very much family oriented with shops and restaurants within walking distance. Prospect is a hidden gem. It may not fit all your needs but check it out. Prospect New Town

I was planning on suggesting Prospect (Prospect New Town) as well, I know for a fact that it is a very friendly, social neighborhood (I know several people who live there). If you check it out, make sure to eat at the Two Dog Diner, great, great food. From where I live in Bradburn Village (120th and Sheridan right on Broomfield/Westminster border) it takes about 20-25 minutes to get to Prospect and there's never traffic really. Be prepared, Prospect is not like ANYTHING you have ever seen before, I would venture to say it's the most unique neighborhood (and probably one of the coolest) in the United States (my opinion of course).

Stapleton if you don't want to suffer through 10-30 percent depreciation in the next 5 years like all other areas mentioned in this thread far from the core.

Otherwise, there are plenty of nice places up near Broomfield. Hell half of the Level 3 folks live in Rock Creek and seem to enjoy it.

What are Level 3 folks? Also, are the suburbs of Denver what you mean when you say "far from the core"? They are all depreciating 10-30%?
