Unfortunately, the newer the development within HR, the tighter the home spacing is, generally speaking. Of course, that seems to be the trend with new homes where ever you go in the metro area.

One of the other problems with BackCountry is that you will pay an additional HOA fee, which is on top of the $118/quarter fee that HR residents pay. If I recall correctly, it will be between $225 - 250 per month (yes, per month). To me, that is outrageous. With all of the amenities we get in HR for $118/quarter, why do you really need to pay that much more? Why do they need their own club house and pool when we have 4 rec centers?

The only real advantage I see to BackCountry, is that being on the western side of HR, some of the homes will end up with good mountain views. IMO, it is not worth all the extra money. There are many other homes in HR that would be a better value.

We drive by BackCountry all the time and still can't get used to the gigantic houses so close you have to squint to see they aren't condominiums. We've only seen the ones right along Wildcat Reserve, so perhaps it's not like this all the way through...

I hadn't heard about the cost of the extra HOA. Holy cow!

Their website FAQ's go into the extra HOA's. See Backcountry - Wild at Heart

Lot premiums up to $100K? Ouch!

Thanks all for the responses on BackCountry. Indeed, the extra per month will eat into the value of the home as it is not deductible!!

Ironically, of all the new home sites, this had the most traffic. Had to wait 15 mins to get a rep to help -- every place else was nearly dead. They have $2500 deposits in effect to get on a waiting list. Can you believe?

Default Highlands Ranch Thread?

I ran a search but the Highlands Ranch thread that was stickied at the top of the board isn't coming up at all. Is there another way to dig it up?

Average currently for sale? average sold over the last 12 months? Average for single family detached? Average price for 3 bedrooms homes sold in July?

Could you be more specific?

Sorry about that

Single family home, at least 3 bd rooms and 2 car attached garage. Past 12-months would be a great figure. Thanks for your help!
