Then get a second job. Or sell some inventory, even though you live with a dysfunctional drunk. Why is it that you can function well enough to post here, yet not well enough to sell merchandise online?
All of your hurdles and parameters are of your own design.
Because I need far less room to type on a laptop than I seed to sell my inventory. (need space for printer scanner and inventory - that's why it's in a storage unit.)

So get a big piece of plywood, support it with sawhorses, put it in the middle of your room. (If you need to disassemble your bed and put it in your storage unit, do it. Sleep in a sleeping bag on the floor for now.) Set up your printer and scanner on the board. Sell your inventory. When you have enough money to rent a room elsewhere, do it.
My lot is 1860 sq ft... but I have a townhouse in the suburbs with a postage stamp front back yard and a pretty small front yard too. But it's plenty for me. But even smaller lots than yours are possible.
I think I lost why we are talking about lot sizes and what it has to do with buying a house.
Interestingly enough, my house is bigger than the lot! The house is 2,046 sq ft. But again... townhouse and it's three levels. Also flipped around, the lot is worth more than the building (they break apart land and structure value on my taxes).
The lot preceded the zoning right? Or are you in a rural area?
I live in a city of 200k+. My lot is in a subdivision with hundreds of other single family homes, all built in the early 90s. According to Zillow, most of my neighbors have 4792 sq. ft. lots too.
My house is a single story 1441 sq. ft. with 4 bedrooms and 2 baths. About half the homes are single stories, about half are two story. The largest homes in the subdivision are about 2500 sq. ft, the smallest are about 1100 sq. ft.
There were about 6 different builders who built homes in the area. So the exact square footage of similar homes vary.

Oh yes, my first home had a much smaller lot. It was a condo.
We are now talking about lot sizes because that is the real reason freemkt is in his present situation and the real reason his life does not improve.

Sell it from the storage unit then. Have you talked to anyone who does estate sales? They are fully passive and you don't have to actually die in order to do it!
