And I still would never enter into a transaction without a good agent. Perhaps what some are seeing on this forum is good agents who want their field to be more professional. Many people who like houses think they can be an agent. It is usually retired old men or displaced housewives, or money grubbing b----- making life way more difficult for the good ones. The trash is something good agents have to confront every day. They have clients, so anybody buying or selling is confronted by them. I just wish , as a current seller, that whether my house sells or not is contingent on 1/2 the industry who need to go to work doing something else.

The agents who have identified themselves here are what keeps me going. At least I know that there are good and competent agents out there, doing the best they can under trying circumstances. Sometimes with the deck stacked against them, too.
There are tons of good agents. But you have to be careful with the bad ones. It's like any service industry. There will always be "professionals" who just want to make a quick buck.

If you are married and the house is in your husbands name only, can he put me on the deed, if my credit is bad and i don't have a job?

We are a community property state. It's not uncommon for only one spouse to be on the loan and contract (say, if one has earlier bad credit and it would only hurt) - but the other spouse has to be there upon closing to sign the deed of trust. If you are not on the deed, there are other questions. Did he buy the property before you married him? If so, the community property issue would be in question, depending upon circumstances. He can always volunteer to put you on it.

Be honest. I you feel you cannot trust your realtor, get another one. Most will work hard to keep you happy because they would like you to use them in the future and to provide referrals for their service. They work really hard, and as such they are as interested in closing the deal as you are.
