Then yes, definitely look at Eagle Springs if you think the other 2 are too close to the beltway (which I agree with). Follow Txgal's directions and you will find us - I live here in ES too. Also if you turn left from W. Lake Houston onto Will Clayton - pass the elementary school on the left (at the stop sign) - keep going. The visitor's center is on the left (right before you get to Timber Forest).

They will give you plan of the community, which builders are here, what's available, etc. It's an excellent community.

Make sure you understand the association fee. It's higher in gated communities NOT ONLY because of the expense of the gate (life expectancy ~10 years), BUT ALSO the streets (life expectancy ~30 years). Streets behind a gate are private, not public, meaning the county doesn't maintain them. So (hopefully) a reserve fund will have been established to collect money from current homeowners to have funds to perform street repairs when needed in the future. Otherwise the homeowners living there at the time may face a steep assessment in addition to the annual fee.

Before signing a deal for a home in a gated community, insist on seeing the association's most recent financial report and look carefully for the reserve funding section to make sure they ARE putting money back for that inevitable day.

Water's Edge (Pulte homes) and Eagle Springs are good choices around here.

Do you have any recommendations or suggestions on where in the neighborhood to build or any kind of "lesson learned" advice based on your experience with Pulte? We also have been looking at Brighton Homes but have not seen them in any other neighborhoods. We are going to try and visit each of the builders this coming weekend so any and all input would certainly be welcome.

We didn't experience any major issues with Pulte, just the closing date got delayed a few days, but that is expected to happen.
Anywhere here is good, especially inside the gate.
I would say for you to stick with Pulte.

@Pizza777, we are really considering a home at Waters Edge. How do you like the community? Do you have kids? If so, is it a kid friendly neighborhood and what schools are zoned in that area? Any info would be appreciated...also considering Pulte builder instead of Brighton. Did they give good incentives? Thanks.
