So I'm looking to buy 1-3 acres within a 20 minute drive of the new Exxon campus -- I don't anticipate building for several years though.

My biggest hurdle right now is that I don't really understand the school district zoning up in the area -- it seems that you could potentially be in one of three different districts just depending on which side of the road you're on. Is one of them significantly better than the others?

I've looked at Benders Landing Estates and really like it -- probably at the top of my list right now. Some of my friends have told me to look in Magnolia, but I haven't been able to find specific communities, and the stuff I've seen on HAR doesn't look quite as nice. I want a master-planned community with amenities if possible, which is why BLE is high on my list. I'm fairly new to the area, though, so I'm looking for advice from people who know more than me!

My max is ~$150k for the lot, but I'd obviously prefer to spend less and get more! Keep in mind, I don't plan on building for several years, and I know that's an issue in a lot of new communities. It also means I need a place that's on its way up, rather than down.

I would go with Bender's Landing Estates. We almost bought a lot there earlier this year. It's really nice up there!

BLE if you don't plan on Building.
Reserve @ Autumwood , maybe
Teaswood , maybe

There is a new small neighborhood called The Sanctuary off Spring Cypress and Kuykendahl.
They have a 1 acre lot for 25K, but you would need to build a house on it.

Check out HAR for foreclosures in BLE, you can sometimes gets lots for like 50K, instead of the 75K price.
