This is one area that we've looked at online, but can't seem to get much info on from people in the area. We are wanting to consider it, because we really like Darling homes the best, and the only areas they seem to be building in near the Woodlands are Harper's Preserve and Spring Trails ( with homes under 300 k, that is) .

So, what do you think? How do you think resale would be? Neighbors in that area....anyone have any idea yet what the neighborhoods are like? Any info on the developer? I'd love to hear thoughts about this one!

I know you are looking in Auburn Lakes, also. Here is the deal: because of Exxon Mobile's compound - both of those areas will appreciate. Just go for what you personally feel is more to your liking.

They just started building that Neighborhood a few months back so not many people will have any experience with it.

It's very new, so it will take a while to establish and actually set a trend for neighbors.
It has easy access to the highway and is in an area that is still un-developed. So expect a lot of things going up, especially if the subdivison fills out. This pertains to the east side, the west side is already developed and everything is near. You have close access to the mall, hospitals, etc...

Negavtives are the traffic off the feeder and on hwy 242
Very noisy for the most part, not as calm as Auburn Lakes would be. Unless you choose to be in the back of the neighborhood.
Tax rate is probably high
It's montgomery county and conroe ISD i believe


I would get a realtor to pull up the price point of sales price, also i would talk to builders and find out as much as possible about the developer and progess. They have some good builders in there, so it seems they have high hopes for that place to flourish.
Darling has some nice homes, and great builder.

The community is fairly new and opened around May of last year. As for noise level, Harper's Green would be the closest section to HWY 242 and with the mixed development the noise level shouldn't be a big issue. One thing about Sam Yager's developments is that they are mixed developments, which include residential and commercial.

yup has like 73 acres for mixed use.
which if it's schools/useful shopping/etc... it's good. But when it becomes crap, no bueno.

So, with his past projects, has he allowed things to go into his developments that weren't nice?

They have not. The developer is meticulous of what commercial and retail shops are built next to their communities.

My husband has read that there will be at least one apartment complex built in Harper's Preserve....maybe more. That gives me a little pause. Especially if there is more than one, and our home would be anywhere near it. Also, I wondered if, when an apartment does go in, will they have their own pool, and/ or will they be able to use the association pool? I would hope not, since they wouldn't be part of the ascociation, as renters, but that is one issue I would be concerned about, buying a home around apartment buildings.

Any thoughts?
