We have a couple of upscale stores in Pearland Town Center like the Coach store. Dillards is pretty high end as well.

It's also relatively new to being one of the "main" suburbs. Growth really only started taking off around 10-15 years ago. Places like Sugar Land, Katy, and The Woodlands were much more mature before they started getting the fancy stuff.

But Pearland, at least the newer part off 288, is way closer to Houston so I would expect they could get the upscale stuff much faster as opposed to the bedroom communities like Sugar Land, etc...

But the 1 centerpiece with the water Pearland was hoping for off 288 and the Beltway died as that would've competed with The Woodlands and Sugar Land easily...

Demographics plays a large role....but I'm not surprised if what's between Downtown and Pearland has kept the area from attracting upscale restaurants like Sugarland and The Woodlands

Katy is same the as Pearland to me...

There is plenty of not so nice stuff between Sugarland and Downtown, and Woodlands and Downtown. As to truley upscale, those two don't even have that. Nicer chains, sure.Little Humble beats them with Chez Nous.

Katy has very good proximity to nicer things, and NO not so nice areas creating a void between them and Downtown. Katy still isnt pretty, but neither is SW 59. Can't comment on Pearland, never been there.

Killen's has only one location. The Height's venture fell through. And, BTW, quit talking about Killen's! It's the best-kept secret in all of Texas!

LaCenterra Tenants, Katy, TX Shopping Center Tenants LaCenterra at Cinco Ranch

The way it sounds on here Pearland is just fast food, and people go elsewhere if they want to eat at a more upscale place.

Well, not really. Although not really "upscale" in the traditional sense, there are good Mom 'n Pop Mexican, Asian, Italian, BBQ and others. Thai Cottage, La Rosa, Santa Barbara and Central Texas BBQ come to mind.
