There are a lot of communities in the area that I'd pick over Canyon Gate. Summerwood and Eagle Springs would be excellent choices.

I bought my home in CG in Nov '14 and I love it. No smell. Neighbors are quiet and have 11,000 Sq ft lot. 3100 Sq feet for under 300k. That said, I hope that Walmart magically disappears. Also, that Valero on Mesa/BW 8 is awful. It's a scene straight out of gangland. I heard rumors they're turning that landfill into a golf course. Also, with generation park going in, there's no way you're gonna lose value buying there. I feel safe inside CG but anywhere I travel to the Petco or anything in that area, I'm carrying. That area will clean up as taxes and home values rise but it may be a bumpy ride. We'll see.

What kept us from buying in CG wasn't the neighborhood itself,, but the neighborhood around it.

The reason they give Canyon Gates bad reviews is they are pissed. The paid twice the price for the same home. I live and sold in canyon Gates and made a 30k profit after leaving 2 years later. I would still live there if I did have to transfer.
