Your statement was never incorrect, a Realtor is the place for an exact figure and is the one place that he can find out how long a property has been on the market. I just gave a suggestion based on a tool that I found and located. I've given the info I've found to several friends and family, members which they found helpful. When they were ready to purchase, which they have done a few times over, they contacted a Realtor to get more in-depth before making a final decision.

I believe that Nottingham is the oldest community in South Katy. It's very nice and established with lovely mature trees. They have a variety of homes (i.e. colonial; victorian; tudor, etc.). The particular home I listed was more than likely a foreclosure. I think the pricing varies based on the home and updates and renovations that have taken place. Like here's a home that is updated and naturally priced higher than the previous one I posted:

Now here is the same house that I posted previously which had a recent sale for less than market value. More than likely scooped up by an investor, rehabed and now back on the market for double.

I remember that house with the black shutters....it was on the market for like a year or maybe two! It was so cheap, IMO. I never looked at the sellers disclosure, did it have problems?

Not sure if it had any structural problems but I do know that it was a foreclosure. Seems that whatever flipper got his/her hands on it did a good job, at least from a cosmetic perspective. I'd be interested to see how long it sits on the market now at double the price.

Those houses in Katy are really nice but buyers won't give them a chance.. YET, because they can't stand buying "used." It has to be the newest, latest and greatest. But they will eventually come back and remodel those because the location is a HELL of a lot better than west of the Grand Parkway.
I think the Kelliwood neighborhoods are far more charming, not to mention shaded, than all the new stuff.

My favorite is Windsor Estates, not Lakes. Amazing lot sizes. Not the typical box on a 10,000sf lot with two 35 gallon oak trees in the front.
