The Western portion and Northern portion.

When I say that it includes southwest, and northwest as well.

The South has a terminus- Gavleston, and the East side is quite undeveloped.

The North will expand, near The Woodlands, New Canary, Conroe, Tomball, Shenadoah, etc.

The West will expand as well, Sealy, Brookshire, Katy, etc..

The Southwest will as well, Rosenberg, Richmond, Sugar Land, etc..

This is total speculation, but I wouldn't be surprised if the area between I-10 & 290, west of Fry Rd (from Katy to Cypress, essentially) sees an expansion.

I believe Grand Parkway construction from I-10 to 290 has begun, & 290 is planned for a massive overhaul, with Hempstead serving as a toll road, in a year or so.

I agree with Oildog. I believe everything between I-10, 59, 45 and 610 has a ton of potential. Lots of nice fixer uppers in Magnolia Park and the East End along with some surprisingly good elementary schools.

In the suburbs, the south along 288 and northeast along 59 have a lot of room to grow still. West toward Katy and beyond will also grow until the new freeway can't take any more traffic.

Closer in, east and north of downtown have a lot of potential and so does downtown itself from a residential standpoint, now that more retail is trickling in.

Well, studies say the center of the city is moving westward. Population wise I think the center is around I-10 and the Beltway???

So I would say west. Filling in the forgotten areas of West Houston and places between I-10 and 290. North can't take anymore growth untill they widden the freeways and fix that hot mess. Places just east of downtown will continue to be reclaimed as well.

Basically anything within 30 minutes of the Galleria or DOwntown or The EC will see growth. 30 minutes is the commute toleration cut off point for most. Some of us have a substantually shorter tolerance.
