Just crazy. The property taxes in Illinois have got to be the worst in the country. Where I'm from (New lenox, mokena, Frankfort) its pretty typical to be around 10k in taxes a year...that's nearly _$1,00 a month in just taxes. Unreal. Its not carribean views, a million dollar home, or anything remotely close. Its your typical city suburb with gold schools. Lol insanity.

Much of the property taxes stay local. Local school, libraries, park district etc.

Well I'm in Austin tx and I can assure you no one in the nice suburbs pays anything remotely close to what my family pays in the south burbs of Chicago There's also no state income tax here as well. I can go on but I'll just be happy that I'm not paying 2 car payments or an additional mortgage worth of taxes each month.

Ok. What are taxes in Circle C for a $350K home? Or another comparable neighborhood? Lets compare actual figures. I'm not saying Texas doesn't have its advantages, but when I researched in 2008, property taxes were fairly high.

Property taxes on a $450,000 house in SE Michigan would be about $5000 per year.

Here are some listings in Circle C:

Circle C Austin Neighborhood Guide | Circle C Austin TX Neighborhood

After you click on View Details, click on Extended Information under Property description.

Note the home that is 2,200 square feet pays about $5K in property taxes. My home in Lake County is comparable and I'm paying over $11K in taxes. Of course, my home is worth almost $200K more than this home, so that's an important detail to note.

[I live in (way) southern Illinois. My house is appraised at $138,000 -- and my property taxes are $5,000 a year]

I'm in Central Illinois, my house is worth about the same as yours, on almost 3 acres and our taxes are $2400 a year. They even went down just a bit from last year.

Not that I'm crazy about paying that much, but it seems lower than others are reporting. Most of that does go to the local school.

Now, when my parents owned it (they've passed away and we bought it) their taxes were a fraction of that. A fraction.

Circle c is also a upper end area that is super close to downtown Austin. I lived in new lenox ..easily 30 plus minutes outside of DT Chicago and had family paying 10k is taxes a year for a 300k house. You won't find anyone in cedar park, Leander, round Rock, maybe even circle c, Steiner ranch, or west lake hills paying 10k I'm taxes a year. Like I said there is also no state income tax which helps even more. I am making more money than I ever have in Illinois and not struggling week to week to pay taxes just to live in a "anywhere USA suburb with good schools".
