We purchased an Arbor home in late 2009. Our neighborhood is still in development so the HOA is not home owner ran yet. The HOA has no ground to stand on to enforce the covenants (they told me this during a recent call to them). Our neighborhood has several houses with trash and furniture all around the yard... The one year warranty repairs were shotty. It's been four years and the master shower has leaked from the wall and floor panel, resulting in mold and rotten wood. Arbor was quick to call me back on the warranty submission, only to tell me that it was home owner maintenance. Funny how familiar he was with my problem, I barely had to describe the issue and he knew exactly what was happening....sounds like a common problem with the product used and its installation, not homeowner maintenance. I couldn't have even caulked the area because its behind the drywall that the water is leaking! I will not build with Arbor Homes again. After four years it's time for a bath remodel... Rotten wood and moldy drywall.

I am stressed since moving into my new Arbor Home which was poorly constructed! I have plumbing issues, major drywall issues, siding and roof issues! Please DO NOT CHOOSE ARBOR HOMES! I con not wait to move out of my new home! Very cheaply built!!

Built my 3rd home with them 1 year ago. First two had no issues at all very smooth. This one was nothing but problems. We closed with many outstanding issues due to Arbor always making good on their word in the past we still agreed to close. There quality has changed! They don't stand behind their product. I have sent letters with no reply. We have sent many e mails with no reply. I have called weekly for months on end with little to no results having to repeat all my issues over and over very frustrating. They put you off until you give up or run out of warranty. We have been told a work order is in progress many times then followed up with the waranty department and told they did not exist. My neighbors have the same problem. On our biggest issue in two areas we were told they would fix one first due to the extreme nature of the repair. Then after much follow up told the VP of construction was dealing with it for the 2nd half. That's the only answer they are allowed to give. My last conversation I had with a arbor rep they made it very clear my issue only had a 1 year warranty. This was one day before my warranty was up. I reported the issue 5 months into my home and followed up way to many times to count in e mail, letters, and phone calls. I told by the VP of construction I felt as if they were putting me off until my warranty was up. He assured me that was not the case this was months ago. He never replied to me again after that.
