Well, I just think that the Oakland area is soooo beautiful! So well-kept! And the folks who live in that part of town are soooo trustworthy! lol

One thing that Topeka (Top City, or T-Town to the locals) has going for it is the very low cost of living. You can get a lot of house for a little amount of money. The trade off is that you have to put up with living in Topeka

I notice the Topeka bashing is mostly done by posters who don't live there. ( i.e. Kentucky, Madison, MO) But it's fair enough to say that the local entertainment is T-town bashing. It could be KC envy. I find Topeka has a love / hate relationship with KC - who knows.
Topeka has excellent housing at very modest prices. A steady economy, never tends to swing high or low ... which is very impressive as the rest of the country is struggling. Hardly no "dirty" industry, you will find clean air, clean streets and good schools. In general, you will find people take pride in their homes.
Every town has issues - no where in this country is crime free. But Topeka is anything but a crime den!
A nice area of town is Lake Sherwood and around the School Dist. 437.

I used to live nearby in Lawrence so I am fairly familiar with Topeka. Modest housing prices? That is because of a poor economy with lower wages than the national average. The Topeka MSA has lost 11% of all non-farm employment since the year 2000 which is much worse than the KS average, and much worse than the national average.

Yeah, I hear ya, G-stater.
And to MMichelle...I used to live in Topeka several years back. I've seen that city up close.
And as I've said in prior posts of mine (concerning life in Topeka)...I don't think that Topeka is "hell on earth"....but it very clearly has some issues about it!
I could creat quite a list of what that city is lacking...and I could create an even more impressive list of how many areas in Topeka need a good facelift...but I won't. Not now, anyway.
My biggest beef with Topeka was....that it was (still is?) poorly run by the politicos.
And it has been poorly run for years now! And it shows!

I lived in Topeka for a couple of years and the area south of 21st and west of Wanamaker is VERY nice - if you have kids - the Washburn Rural school district is a very good school district. You get alot for your money too. Topeka's rep is not great - but I actually liked living there better than Lawrence (where I live now - I moved to Lawrence to be closer to Overland Park).

Well, not all of Topeka is bad....there are some nice areas. And, yes, Topeka certainly is cheaper to live than Lawrence.

The SW area is the best, just outside the city limit around lake Sherwood. There are hundreds of nice $300k+ houses around there. The houses start at about $150k with basement and double garage. You can get a newer junior "Mcmansion" starting around $220k.
I wouldn't consider any other area that close to town. I have heard of several shootings close to Shawnee lake on the east side.
