Hi!


Which town would you recommend in Northern KY near OH, which is safe, friendly, with a homes price up to 450K. I do not want to to spend more. Looking for a newer home (or a nice home on half to 2 acres) easy commute to Cincinnati

I moved to Maysville. It's a lovely and quaint town on the Ohio River about an hours drive SE from Cincinnati with no traffic. It has a nice historic downtown but also some big box stores, hospital, community college just on the other side of town. I have no regrets moving here. $450,000 will buy you a beautiful large house with acreage. It may be worth checking out for you.

Cold Spring south towards Alexandria into Southern Campbell County. Lots of large lots available or newer custom and semi-custom homes built on decent sized lots. Prices are a little high right now, so it may be close to the top of your budget of 450K. It depends on what size home you are ultimately looking for in your move.

Also, you will likely find similar places in southern Kenton County in Independence southward towards Piner. Lack of US-27 and AA Highway makes getting out of Piner and portions of south Kenton County more difficult, especially if you are not close to KY-17 or KY-16 where it widens to four lanes.

Rabbit Hash, Beaver Creek and areas of southern Boone County would be good too. Verona area in Boone County may be expensive due to the small but well performing Walton-Verona Independent Schools. Even then, Boone County's Ryle HS is decent enough (just larger). Closer you are to I-75 and I-71 the more you will pay. Again, some of the areas closer to the river in SW Boone County will take longer to get into Cincinnati.

Lots of rolling terrain so it makes for nice landscapes, especially when you and your neighbors have acreage.

If you are OK with the commute up the AA Highway from Maysville, and you want to be even further from Cincinnati, Maysville is a good option as well.

I would avoid rural areas that are more depressed and have poorer performing schools and few amenities. Pendleton County and Bracken County would be the biggest avoidances. When you hit Maysville and Mason County it is better. Most bang for your buck will be portions of southern Kenton County (likely Scott HS zones) as well as Mason County/Maysville (due to commute distance).
