They will not lower the price based on you asking them to, but if they are not meeting their sales expectations, they will reduce their prices. New home builders have been reducing prices for years.

lol... they will not lower there price because it is a insulator to keep neighborhood values consistent, and it's working. Like i had said before, this particular neighborhood seems very desirable. I was a bit scared when we bought this place because it was over priced for the area, but they have had NO PROBLEMS selling units at the asking prices. this isn't a quantity driven builder, these are semi customs.

Also, there are other Upscale builders starting up new neighborhoods near us... we're talking 20ksqft lot single stories starting at about 375k all new construction.

perhaps the building boom is over... but there is definitely building going on!

If it is custom or semi custom, they can get away with saying there is no comparables to price against when the bank appraisals are done or most people are paying cash and the appraisals won't stop them from buying. Things are different with lower end tract homes.
