I read a few posts saying avoid properties built during the built during the real estate boom around 2003-2006. There are a huge number of houses and condos built during that time period.

Besides the plumbing issues, what were the biggest issues? Will water softers at least cure the dezincification?

There were class action lawsuits related to the Kitec fittings. From my experience most homes that had them have already been retrofitted. You can check for particular homes in public records permits. If the particular property doesn't have a kitec replumbing check other homes in the neighborhood, if one had kitec, then it's likely they all did and you will likely see they all had permits pulled for replumbing. It is something to watch for, but is probably already dealt with in homes that had those fittings.

That's why the banks make the buyer sign an "as is" clause (subject to all defects).

Sorry. There is no such thing in residental RE as an "as is " clause.

Not allowed. If you know you must disclose.

If you should have known you must disclose.

And nowadays the bank must sign an SRPD. And that is treacherous. It deals with what their agents know as well as what they do..

As to plumbing that is getting interesting. If it goes as it may it appears you cannot use brass fittings with plastic pipe. Bronx or plastic may work. But the plastic does not have much history.

So the only safe thing is copper - but which is sleeved underground.

Plastic pipe? Sweat it. If nothing happens in 20 years you are probably OK.

build quality... when I was looking for my place here, all those boom time houses are built terribly. Opted for new construction instead.

How do home builders get new construction homes to appraise high enough to qualify for conventional mortgages when they are always priced significantly higher than resales even in the same subdivision?

1-4 year old house selling for around 100K, new construction house of same or similar floorplan, same or neighboring subdivision $120K+. Doesn't seem like the new house would get a bank appraisal high enough to get 80% LTV with 20% down.

I wondered that also... mine had no trouble meeting a conventional appraisal. there have been about 20+ new homes built in my track that are all owner occupied and also must have met appraisal despite the older builders homes that are on the secondary market in my neighborhood being slightly under the value what we, and others, have paid.

this build is "just in time" in that he won't build a new home until he has a buyer in place for that home... no inventory other than lots.

one thing I KNOW they do not do, is discount the purchase price on these new homes in my track... they will give you intensives on upgrades since these are semi customs, but they will not discount the purchase price.

also, we're talking about a PP above what you had described... smallest single story 2200+sqft starts at about 230k
