Hah, you're not really cheerleading for Sunrise Manor when the area you describe is only 5% of the unincorporated town. I agree that Sunrise Manor gets a bad rap and people looking for good deals should look there.

Read through my posts. I have never recommended Sunrise except for the box you drew. The rest of Sunrise is a crime-filled, jet-wash ghetto. The main reason the "blue box" isn't more popular is that people have to drive through a crime-filled, jet-wash ghetto in order to get home. If someone can deal with that, the blue box is Nirvana. (Assuming they like Las Vegas. I don't.)

checked out some houses online with the houses in the blue box, the price didn't go down much at all during sub-prime crisis, and didn't go up much after that. I guess it's all pretty stable for the last10, 20 years? not good for investment, no need to worry about losing too much value either. perfect if you are going stay there for a long time! so how far is it to the strip? how's the shopping, local areas, schools? how much hotter does it get in the summer vs other parts of vegas? thanks
