What are all the closing costs that are unrelated to the loan? Please include everything at closing and before closing (e.g., all fees for inspections, insurance, etc.). Thanks.

It varies a bit depending on the deal. All sorts of strange arrangements on REOs....particularly if they pay the closing costs.

Inspections run 250 to 450 depending on house size and who does it.

Escrow fee is 1/2 the total 150 to 350 depending on the price of the property. Note this can get a little screwy too. Some escrow load the title others load the escrow feel . If it is more than $300 question it.

REO deals may ask the buyer to pay the transfer tax particularly if they are paying buyers closing costs. around 0.5%

Most RE firms charge an "admin fee" generally 250 to 400. They do it because they can.

HOAs sometimes charge a transfer fee. These can range from $100 to over $1000. Generally to the low end on smaller SFRs watch out though in places like the Sun Cities.

Sellers sometimes charge a "fee" on REO deals because they can. Under $100.
On a straight up normal deal they will not add to 1%.

Another thing that has not been touched on will be prorations. Taxes, HOA, sewer, trash, all these things will have been paid by the seller in advance and as such they will be prorated to the buyer from the time of close to the end of the billing cycle (usually done quarterly).

ETA: Recording fees most times cost much more than $16.
