I have not heard any good things about LIRR service to UBS, especially for people from the South Shore and Suffolk. The Cross Island isn't terrible but the games really have a large negative impact on Elmont and other adjacent communities.

I would expect that 24/7 traffic in that location would have a greater impact on those adjacent neighborhoods also.

It's just a shame there wasn't momentum to put the Islanders in Uniondale.

It’s fine. And at least there are multiple train options available at UBS where at Uniondale it was car or nothing. Bottom line it is what it is. I’m just happy they aren’t in Brooklyn anymore…

With the new Elmont-UBS station, Ronkonkoma and Hempstead are accessible directly, with everything else requiring a few minutes of travel west to Jamaica.

I always laughed when people would bring up the old rail spur at NVMC as if it would solve any transportation issues... not unless you lived on the Hempstead Branch.

Nassau County has failed for decades to attract development to the land it owns around the Coliseum, despite this land's location in the center of a wealthy suburban county located next to New York City.

The inability to figure out how issue building permits is so extreme, Nassau County's population today is lower than it was in 1970, when the Coliseum was being built. During the same period, the population of the New York metro area has grown by more than 3 million.

One idea is to take away the influence of Nassau County over the land it controls surrounding the Coliseum, then throw this land open to private developers free from the interference of incompetent government bureaucrats and other self-proclaimed stakeholders. In other words, identify the obstacles to new development and remove them.

Witness the emerging success of the Belmont Park land, located along the same street in the same county as the Coliseum. In just a few years, a new NHL hockey arena was built, the first new LIRR station since 1976 began service, and soon a world class shopping mall will open.

A true Nassau hub is being born. One important reason: Nassau County is not involved.

It’s not really Nassau county that has been the roadblock for the hub. It’s the town of Hempstead.

True point. The development agreement is between the landowner Nassau County and the developer RXR and its partner.

However, the Town of Hempstead is frustrating the process by using its zoning power to refuse to rezone the land in a way that makes development economically viable for the developer.

At Belmont Park, the state used its authority to override the Town of Hempstead's zoning power. In addition, the state cancelled the Town of Hempstead's ability to issue building permits on the site. Perhaps the state could get things going at the Coliseum site by pressing the delete button on the Town of Hempstead's ability to influence what happens at the site, in other words, removing the obstacle.

I don’t think it’s that simple. The state owned the land at Belmont, it dosent at the hub. The state can’t just swoop in and take away local authority at will.

Let's see what Las Vegas Sands can make happen. LVS is the latest developer to attempt to do the Nassau Hub project. Former New York governor David Paterson is the LVS executive heading up the company's Nassau Hub initiative. David grew up a few miles from the Nassau Hub.

Town of Hempstead could end up regretting their decades of incompetent obstructionism if they lose control of Nassau Hub's zoning and permitting.

At this point, judging by the LVS press release, local politicians do not support the LVS plans. If the politicians supported the plans, they would insist on being named in the LVS, while deluging residents with their own press releases.

NYS wet dream - finally got their gambling den. Oh wait - RESORT! Now we can build high density housing to house the "migrants" that will be working the drug sales and running cash for the loan sharks.
