May I ask why you are choosing this dumpy town? As for raw land better off buying out of state.
LI is so over crowded that there is not a ton of raw land to be had and if there is any they are always building housing complexes or medical buildings.

For many years it was the location for the Town of Brookhaven's halfway houses, section 8 housing, sexual predator housing, etc ... Not sure if that is true anymore.
In the 1960-70s it was a cheap mans Hamptons, similar to Hampton Bays. My parents had friends with summer cottages, middle to lower income. At the time lots of cops and firemen.

So a lot of one acre should not be worth more than 300 K there from what your saying. But then again land is not cheap any place these days.

No, I do have some relatives who live on LI. It looks strictly residential so a home or two is the only thing that you could build there.

You would loose your shirt if you paid 300k for a acre in mastic. Would cost you a 1m to build 2 2500 sq ft homes, plus another 50k in plans, subdivision and permit costs then your closing, taxes, insurance, interest and possibly RE fees. You would need 700k per hkuse just to not loose $$ assuming there was no realtor. Taxes are a big deal cause I guantantee you from application of subdivision to permit issuing to build will be 2 years.

The lot OP was referring to has been on the market for years - always asking too much for the market at the time, and always expiring...
Seller's expectations are not realistic. Last (expired) listing for the lot was for $499,000
