Seller's expectations are not realistic. Last (expired) listing for the lot was for $499,000
1/2 acre lots are going for up to $150k. This one would require time for subdivision on top of plan approval, etc.
For $250k it might be worth it if you have the time, money and inclination to subdivide. $200K would work, but as I showed in my last DM to you, this seller is far removed from reality with regard to asking price

It’s not the worst place in the world, but when you have the ability to pursue better options Mastic is not worth the time. When you have no other options and your back is against the wall, then maybe Mastic could be a consideration.
